U.S. Bank Center Announces Addition of Il Terrazzo Carmine Restaurant and Opening of Olympia Coffee in Cedar Hall

New Location from Il Terrazzo Carmine Brings Beloved Italian Restaurant to Downtown Seattle

Olympia Coffee’s First Downtown Seattle Location Opens Soon

SEATTLE--()--EQ Office (“EQ”) today announced the addition of a full-service restaurant from the owners of Il Terrazzo Carmine at U.S. Bank Center (“USBC”) expected to open in 2025, as well as the opening of Olympia Coffee in Cedar Hall this month. These food and beverage additions will further USBC’s mission to offer tenants, visitors, and members of the Seattle community a unique experience bringing together the best of the Pacific Northwest.

EQ Office announced the repositioning for USBC in 2021, with a focus on dramatically redesigning USBC's street-level experience and offering a variety of hospitality-driven spaces. The redevelopment included the creation of USBC’s Cedar Hall, an open-air central hall that has been developed into a new public retail experience in Downtown Seattle.

New Restaurant from Il Terrazzo Carmine

The owners of Il Terrazzo Carmine will open a new location at USBC in the summer of 2025. The restaurant will be Il Terrazzo Carmine’s third location in the greater Seattle area. Centered around authentic Italian cuisine, the culinary concept will occupy approximately 7,500 square feet on the first floor of USBC. The restaurant will be mid-block on 6th Avenue, occupying space that is three-stories tall with indoor and outdoor seating, private dining, and a bar.

This new restaurant is an exciting opportunity to bring quality Italian cuisine and true hospitality to more customers in the Seattle area, while also continuing to serve customers at our existing restaurants, Il Terrazzo Carmine in Pioneer Square and Carmine’s Bellevue.”

Il Terrazzo Carmine’s new location will be USBC’s first full-service restaurant.

Olympia Coffee in Cedar Hall

USBC will open the previously announced Olympia Coffee in Cedar Hall later this month. Situated on the first floor of Cedar Hall, the newest location of Olympia Coffee will offer the roasters’ award-winning coffee and unique cafe experience.

Il Terrazzo Carmine and Olympia Coffee join existing retail tenants including U.S. Bank, Simone David Barbershop, Jimmy John’s, and Sushi Kudasai. USBC looks forward to continuing to add new retailers including national, regional, and local retail and food and beverage partners, with a continued emphasis on Seattle-born businesses.
