BERKELEY, Calif.--(BUSINESS WIRE)--Meyer Orbach, chairman of Orbach Affordable Housing Solutions, is pleased to announce the rehabilitation of Ocean View Gardens in Berkeley, California. The $53.5 million project will preserve affordable housing in the region while also providing upgraded, energy-efficient living spaces for low-income households.
Orbach Affordable Housing Solutions is committed to extending affordability by investing in long-term improvements that enhance the quality of life for residents. The planned rehabilitation at Ocean View Gardens will include new kitchen and bathroom cabinets, new quartz countertops in both the kitchen and bathrooms, and new vinyl plank flooring throughout the 62 units, which is scheduled to begin in September.
Additionally, the team is currently planning on installing energy-efficient features in all units and throughout the property, including new Energy Star refrigerators, new gas ranges, new water heaters and HVAC systems, programmable thermostats, and LED lighting.
These features are important to Orbach and the entire team at Orbach Affordable Housing Solutions, as they help to lower utility costs for tenants, in addition to being sustainable for the world as well.
Seven units in the Ocean View Gardens complex will be converted to be ADA accessible, including the installation of ADA-compliant cabinets, countertops, clearances, hardware, shelving, and more.
In total, the complex includes 18 units that have one bedroom and one bathroom, 32 units that have two bedrooms and one bathroom, and 12 units that have three bedrooms and one-and-a-half bathrooms. This mix of different types of units helps to cater to low-income individuals and families of all sizes.
Meyer and The Orbach Group are dedicated to supporting low-income tenants by offering quality, affordable housing, especially in regions such as Berkeley, that are usually unaffordable for most. According to the U.S. Census Bureau, the median household income in Berkeley in 2022 was $104,716. This data shows just how important it is for affordable housing units to be constructed or renovated in regions such as Berkeley.
Updated, affordable housing projects such as Ocean View Gardens bring stability and consistency to tenants’ lives. They allow them to not only have a safe and dependable place they are happy to call home.
In addition to the $53.5 million rehabilitation of Ocean View Gardens, Orbach and his team have also initiated nearly $30 million in the rehabilitation of Playa Del Alameda, an affordable housing complex in the city of Alameda, about 10 miles south.
