Regent Properties Unveils the Community Name, Vision, and Amenities for its Newest Residential Masterplan in Winchester, California

LOS ANGELES--()--Regent Properties, a vertically-integrated real estate investment management and development firm operating in Los Angeles and Dallas, today announced detailed plans for its approximately 640-home masterplan at the southwest corner of Winchester Road and Domenigoni Parkway. The newly named Soleada, which translates from Spanish to “sunny, sunlit, or sundrenched,” will celebrate the rich agricultural history of Riverside County, offering residents a taste of California Orchard Life.

“Drawing on more than 30 years of experience designing and developing masterplans across the U.S., our team was inspired to create a community that offers the best of modern California living, while preserving the best of California’s past,” says Hannah Soroudi, Vice President of BTR and Land Development at Regent Properties. “This sun-soaked region is famous for being the birthplace of California’s citrus industry, and we’re excited to keep that heritage at Soleada’s core.”

Soleada will feature orange, lemon, and grapefruit groves, which residents are invited to harvest. The development has been thoughtfully designed around pockets of natural untouched land, while shared spaces are intended to promote indoor-outdoor living that takes advantage of the ever-blue sky. Exclusive clubhouses and communal areas also aim to cultivate tight-knit bonds between neighbors, friends, and family, reinforcing Soleada’s community-based ethos: that life tastes sweeter when shared.

Key Development Highlights:

  • Backyard Grove: a communal barbeque and picnic haven under strings of twinkling lights, set amongst the groves.
  • Blue Sky Barn: an indoor-outdoor gym and shaded exercise platform, featuring a pristine private swimming pool.
  • Community cruiser bikes will be available at the sales office for use on walking and biking paths that will connect Soleada’s neighborhoods and citrus groves.
  • Soleada is one of only two developments in the Winchester corridor immediately adjacent to existing stores and coffee shops, allowing residents to enjoy a peaceful, agricultural-inspired lifestyle, with modern retail conveniences just across the street.
  • Pockets of preserved land will give residents space to breathe and provide an important habitat for local flora and fauna to flourish.
  • Three public parks will be built in and around the community, providing seamless access to basketball, baseball, tennis, pickleball, playgrounds, and more.
  • Soleada is located close to local schools and the beautiful Diamond Valley Lake, which offers hiking, boating, fishing, and biking along the stunning 22-mile trail.

Soleada will comprise five distinct neighborhoods - Village Del Sol, Legacy Grove, Pomelo Park, Wildhaven, and Heartland - giving everyone the chance to find their perfect home. In total, approximately 640 homes will be built with 3 to 5+ bedroom floorplans and ranging in size from 1,500 to 3,000+ square feet. Construction is set to commence in 2025, and homes are expected to be move-in ready by 2026. Disclaimers and details to follow on www.SoleadaLiving.com.

“We’ve developed over 10,000 residential lots and 1.2 million square feet of commercial real estate in the area, including Menifee Town Center,” says Matthew Benbassat, Chief Operating Officer at Regent Properties. “The Winchester Corridor is rapidly expanding, and we are excited for Soleada to be part of its continued growth.”
