CHARLOTTE, N.C. & JERICHO, N.Y.--()--Beechwood Carolinas, a division of The Beechwood Organization – one of the largest privately-owned developers of single-family homes, multi-family homes and luxury lifestyle communities on the East Coast – marks its second year in North Carolina with notable sales and milestones, including more than 1,100 new construction homes in Charlotte and Chapel Hill, that are framing its bullish outlook for the Carolinas housing market despite higher mortgage rates.

“We’re bullish on the Carolinas. While location is important, and we’re in some of the most desirable Charlotte and Chapel Hill locales, we’re also putting forward concepts that resonate,” says Steven Dubb, Principal, The Beechwood Organization.

“In Charlotte, our buyers have been seeking new construction homes with the right floorplan, in the right neighborhood, at the right price. They work in good jobs or are cash buyers and are ready to make the move. As early adopters of a Beechwood home, all having bought pre-construction off floorplans, we value the trust they have put in our reputation for designing and building fine homes. We are excited to now be delivering to them their dream homes and plan to expand our footprint across the Carolinas in 2024,” adds Mr. Dubb.

Beechwood’s housing concepts in the Charlotte metro-area include estate homes attracting young families to bucolic villages and desirable school districts; and a recreational residential retreat for families of all ages, singles and empty nesters sited on Lake Norman with access to more than a mile of lake waterfront. In Chapel Hill, Beechwood is developing an entire urban neighborhood with 815 market rate and affordable homes for rent and for-sale that are in walking distance to shopping and transit.

WEDDINGTON GLEN – All 35 Luxury Homes Sold

The 35-home community of Weddington Glen is sold out with closings underway for homes priced $900,000 to $1.5 million. Floorplans are 3,850 to 5,500 square feet with four-to-five-bedrooms built on half-acre wooded and meadow parcels befitting of the community’s rural surroundings. Sited on 48 acres at Weddington Matthews Road in Union County’s prestigious Town of Weddington, this community was Beechwood’s first in North Carolina to break ground, in April 2022, and completely sold out 16 months later, in August 2023.

BROADMOOR BY MARVIN – 45 of 62 Luxury and Custom Homes Sold

Beechwood’s second development in Union County, Broadmoor by Marvin, is nearly three quarters sold with 45 of 62 luxury and custom homes spoken for. The 4,000- to 5,000-square-foot homes are priced from $1.2 million to $2.4 million. In the first quarter of 2024, Beechwood will open its Magnolia Luxury Model, a 4,680-square-foot custom home with four bedrooms. The community is sited on 86 acres in the heart of the Village of Marvin, at Waxhaw-Marvin Road and Stacy Howie Road.

LAKESIDE POINTE ON LAKE NORMAN – First Releases of 217 Homes For Sale

Beechwood’s flagship 217-home lifestyle community, Lakeside Pointe on Lake Norman, is sited on 83+ acres located 20 miles from Charlotte in Catawba County’s Sherrills Ford, at one of North Carolina’s most scenic locales with direct access to more than a mile of coveted Lake Norman waterfront.

Waterfront, water view and inland homesites for single-family homes with floorplans from 2,220 to 5,000 square feet are priced from $570,000 to $1.5 million. Amenities include a 5,000-square-foot private clubhouse with pool; walking trails; dog park; playground; 62 boat slips and a kayak launch for residents; 68,000 square feet of retail and office space; and 26 acres of preserved open space for community pleasure.

Following the May opening of the sales gallery, 11 of the first release of 28 homesites sold for single-family homes bought from floorplans. In mid-November, a second release of 24 homesites, some with water views, will become available. Construction on both releases plus the community clubhouse will begin in December.

Lakeside Pointe is attracting empty nesters, young professionals and families seeking a first- or second-home. Buyers include locals who want to live on the lake; some from Illinois, Ohio and New York coming for the lifestyle and milder winters; and ‘half-backs’ from Florida who once lived up north and want to move half way back.

“There are few waterfront opportunities remaining on Lake Norman, and with events over recent years, people are looking for their own private sanctuary at home where they can enjoy the outdoors and celebrate nature with family and friends. This is a beautiful property with incredible natural features,” says Robert Kardos, Regional President, Beechwood Carolinas.
