DLP Capital Breaks Ground on Luxury RV Resort, Golf Course, and Splash Park in North Florida

New Collection of “Dream Outdoor Resorts” Will Soon Span 2,500+ Pads, with Luxury Amenities Helping to Redefine the Great American Family Road Trip

ST. AUGUSTINE, Fla.--()--DLP Capital, a private real estate investment and financial services firm, today announced that it has broken ground on a luxury RV resort in North Florida, which will include a top-notch golf course—one of the few RV resorts in the Southeast to include links—along with a splash park and tiny home rental cottages.

The resort, “Dream Outdoor Resort Callahan,” marks the launch of DLP Capital’s collection of Dream Outdoor Resorts that plans to redefine and enhance the RV resort experience. Over the last 15 months, DLP Capital has purchased/developed three RV resorts in North Florida. Once the new Callahan development is complete, the firm will have amassed more than 1,200 RV pads, with an additional 931 pads in design at additional resorts being developed in Florida and Georgia. DLP Capital plans to become a dominant force in the luxury RV resort industry at a time when Americans continue to change the way they vacation, with more than 11.2 million households in the US now owning an RV.

DLP Capital’s new Dream Outdoor Resort Callahan broke ground in the city of Callahan, 20 miles north of Jacksonville. Callahan is in the northeast corner of Florida not far from the Georgia border. The new amenity-laden resort will span 265 acres and host 397 pads, including spacious back-in and pull-through sites. The resort’s golf course will feature synthetic grass among its tee boxes and greens—with synthetic grass a growing trend in golf course design, especially as it pares down on watering/aeration—while the driving range will incorporate video technology for improving strokes.

The splash park will include a lazy river and “mushroom” springs, among other water features open to the public. Additional resort amenities will include a restaurant and tiki bar, retail store, pool, mini-golf, arcade, pickleball courts, dog park and wash station, and more.

In addition to the assortment of RV pads, Dream Outdoor Resorts Callahan will offer 53 tiny home cottage rentals. While the RV industry continues to expand and is now a $48 billion industry, the tiny home industry too is becoming a multi-billion-dollar industry as Americans look to simplify living and minimize environmental footprints. Dream Outdoor Resorts Callahan will offer guests a taste of that more simplified living, including pet-friendly and ADA-accessible cottages.

Dream Outdoor Resort Callahan is set amid idyllic natural subtropical beauty, surrounded by lush wetland preserves. The resort is 20 minutes west of I-95 and near to the attractions of Amelia Island and Fort Clinch State Park, a Civil War-era fort, as well as Big Talbot State Park, one of Florida’s premier destinations for bird watching and photography. Additional Dream Outdoor Resorts include Ocala North RV Resort, 90 miles northwest of Orlando.
