ATLANTA--(BUSINESS WIRE)--Imperium Development (“Imperium”) is pleased to announce its formation as a multifamily development firm focused on creating premium, sustainable housing in high barrier-to-entry, supply-constrained markets across the Southeast and Sunbelt. The firm’s goal is to deliver exceptional product and value to residents, communities and investors through superior execution, risk-management and innovation.
Headquartered in Atlanta, Imperium is led by Greg Power and Mike Handza, two accomplished real estate development professionals who have worked together for over a decade at one of the Southeast’s leading multifamily investment firms. Over the course of their respective careers, which collectively span 30 years, Power and Handza have managed the development and construction of more than 11,000 apartment units and $1.6 billion in projects in the Southeast and Mid-Atlantic.
Imperium’s approach to multifamily development and value creation grounded in institutional best practices, rigorous due diligence, hands-on project management and deep local market knowledge. Benefiting from longstanding relationships with industry and capital partners, Imperium is working to responsibly scale its development pipeline to capitalize on opportunities in its target markets.
Imperium already has two Class A multifamily communities under development in Georgia: Walker’s Ridge Apartments (240 units) in Cartersville and South Davis Apartments (300 units) in LaGrange. These markets, which are supported by strong long-term demographic and employment fundamentals, are poised to benefit from the high-quality market-rate product that Imperium plans to deliver in 2024. Each garden-style community will feature a mix of one-, two- and three-bedroom floorplans that include high-end finishes and amenities.
“Greg and I are like-minded individuals who are aligned on creating a best-in-class multifamily development firm that prioritizes accountability, integrity and relationships,” said Handza. “We have learned from the best what it takes to establish trust among partners, investors, tenants and communities, and are committed to doing everything we can to produce favorable outcomes and strong risk-adjusted returns. We are excited by the opportunities we have identified and look forward to executing with precision.”
Prior to founding Imperium, Power and Handza held senior roles working closely with Ron Terwilliger, one of the rental housing industry’s most prominent and influential figures. The immense knowledge gained under Terwilliger’s tutelage was instrumental in shaping their careers and decision to launch Imperium. Power also spent time working at Trammell Crow Residential. He earned a bachelor’s from the University of Georgia. Handza earned a bachelor’s degree in real estate and construction management from the University of Denver, where he won two NCAA national championships playing for the men’s ice hockey team.
“We are grateful to everyone who has supported our vision and offered us valuable insights along the way, especially Ron, who could not have been a better mentor,” said Power. “We will continue to put these important lessons into practice as we grow Imperium while infusing ideas and perspectives that Mike and I have developed during our many years working together. We want to create a business that is truly unique, and one that all our stakeholders can be proud of – and we are committed to doing just that.”
Terwilliger commented, “Mike and Greg are consummate professionals who understand what it takes to be successful in this business. Their future is bright, and I look forward to closely following their success.”
