DHA, Housing Solutions for North Texas Announces Application Launch for New Affordable Housing Units in Dallas

DHA to open the application process for rental units at The Oaks for qualified seniors through DHA’s Public Housing and Project-Based Voucher Programs

DALLAS--()--DHA, Housing Solutions for North Texas announced today the future opening of The Oaks, a newly built affordable rental housing development for low-income seniors in Oak Cliff. The Oaks is a 260-unit, mixed-income multi-family apartment community located at 630 Llewellyn Avenue, Dallas, Texas 75208. The Oaks will contain 27 units through DHA’s Public Housing program, 103 units assisted by the DHA Project-Based Voucher Program and 17 market rate units.

DHA partnered with Volunteers of America National Services (VOANS) to redevelop the site to provide both affordable and market rate housing for seniors. This is DHA’s first public-private partnership with VOANS.

“Increasing access to affordable housing opportunities for low-income families is a top priority for DHA, especially for older residents struggling to remain in their homes,” said Troy Broussard, president and chief executive officer of DHA. “We’re thrilled for the opening of The Oaks and the expansion of more affordable rental housing units to assist eligible families.”

The U.S. Department of Housing and Urban Development (HUD) allows public housing authorities like DHA to allocate up to 20% of their authorized tenant-based Housing Choice Vouchers (HCV) to project-based units. These are for specific projects where owners agree to set aside a portion of their units in a development as affordable for DHA HCV participants.

Residents will be selected via DHA’s applicant lottery system to help ensure the process is accessible, equitable and available to all. The time and date of the application will not be used to establish an applicant’s position on the waiting list. Applications that have not been selected from the waiting list following 18 months will expire and the applicant may reapply.

To qualify for admission, the head of household or spouse must be 62 years of age or older and meet the federal income qualifications, i.e. applicants with a gross annual household income no greater than 50% of the area median income for the Dallas metropolitan area, which is $34,100 for a one-person household or $39,000 for a two-person household.

Here are the key steps to apply:

  1. Register for Rent Café.
  2. When registering, you will be required to set up a Username and Password.
  3. After registration is completed, answer all questions on the application and submit the application electronically.
  4. Select the program you choose to apply to and select The Oaks as a property you would like to reside in.
  5. Print the receipt of your submitted application and keep a copy in a safe place for future reference. Your receipt will be needed to check the status of your application, make changes and to receive information and notices from the DHA.

Following the submittal of your application, you may access information on DHA's online applicant portal to:

  • check the status of your wait list application
  • make changes to your application
  • receive important information, notices and invitations by email from DHA

Applicants who do not have computer access may use computers located at a branch of the Dallas Public Library or a computer kiosk at the DHA Headquarters at 3939 N. Hampton Rd., Dallas, TX 75212, where additional assistance will be provided upon request.
