CHARLOTTE, N.C.--(BUSINESS WIRE)--The Fallon Company, one of the most active private developers on the East Coast, today announced renovation and rebrand plans and unveiled exterior renderings for its 301 South McDowell Street property. The property, uniquely situated in Charlotte’s Midtown, will acquire the name 301 MIDTOWN, as well as a myriad of internal and external enhancements.
Plans for the exterior of the building include enhancements to the South McDowell Street ground floor and parking level building entrances, canopies, and expanded outdoor plaza space. The exterior lighting system will also be enhanced to feature the new building entrances. Additional renovations include an infill of a current bank drive-through, which will be adapted and reused to provide new building amenities.
Renovations to the building’s interior will include a new first-class fitness center with locker rooms available to all tenants, a grab-and-go café, and added concierge and security services. Further upgrades include ground floor and first floor lobby renovations, a modernized multi-purpose conference and training room, and added tenant storage space.
301 MIDTOWN is within walking distance to public transportation and has unparalleled access to an exceptional amenity base, including restaurants, retailers, county parks, and newly constructed luxury apartments. Renovations to the property underscore The Fallon Company’s approach to transforming neighborhoods into cohesive communities.
“The planned renovations and enhancements to 301 MIDTOWN are aligned with our approach to enhance communities and are reflective of the continued strength of Charlotte’s growing commercial market,” said Jon Elliott, Senior Vice President, Construction of The Fallon Company. “We look forward to ensuring the building’s continued standing as a premier address and providing additional amenities that benefit our tenants and the Midtown Charlotte community at large.”
The Fallon Company, founded by Joseph F. Fallon in 1993, focuses on large-scale urban design geared toward transforming neighborhoods into community-driven environments, and its planned enhancements to 301 MIDTOWN provide the firm with new opportunities to create a more engaging and dynamic streetscape and tenant environment.
The renovations are set to begin in the spring of 2018 and are projected to be complete in the fall of 2018. The 13-story, 184,144 square foot building, purchased by The Fallon Company in July of 2017, is the firm’s second major property acquisition in the Charlotte-Mecklenburg region, where it intends to expand its market presence.
