Watson Land Company Leases Entire Second Phase of Watson Industrial Park Chino in Transactions Totaling 1,168,080 Square Feet of Class A Industrial Space

Leases for Entire 725,160 Square Feet of Building 862 and 442,920 Square Feet of Building 846 Paves Way for Phase Three at 5.1 Million-Square-Foot Masterplanned Chino Development Site

CHINO, Calif.--()--Watson Land Company (Watson), one of the nation’s premier developers and owners of masterplanned industrial real estate, today announced the completion of two leases totaling 1,168,080 square feet of Class A industrial property at Watson Industrial Park Chino (WIP Chino), marking the completion of construction and leasing for the second phase of development at the site.

Watson has been represented exclusively at WIP Chino Phases 1-3 by Tom Taylor, Steve Bellitti, Summer Coulter and Josh Hayes with Colliers International.

Watson also operates an in-house asset management office in Chino Hills, Calif., to provide local dedicated customer service to WIP Chino, Watson Commerce Center Chino and the balance of its Inland Empire holdings totaling eight million square feet.

WIP Chino is a 263-acre masterplanned center offering a variety of flexible distribution, warehouse and operational headquarters locations. All buildings in the masterplanned center are designed to achieve LEED® certification through the U.S. Green Building Council. The project is entitled for a total of 5.1 million square feet in 11 buildings, with approximately 2.59 million square feet in five buildings now complete and occupied. WIP Chino offers a strategic Inland Empire West location with access to major transportation corridors like the 10, 15, 60, 71, and 91 freeways; the Ports of Los Angeles and Long Beach; several regional airports; and Burlington Northern Santa Fe and Union Pacific rail lines.

Construction of phase three at WIP Chino is set to commence in March 2018, adding an additional 1.41 million square feet in three buildings to the center when complete. Phase four will feature an additional 1.1 million square feet of space in an additional three buildings, with completion of all phases expected by the end of 2019.

WIP Chino buildings are part of the company’s Legacy Building Series℠, a generation of highly flexible, Class-A facilities with distinctive architectural detail, designed to offer maximum efficiency and flexibility for distribution and manufacturing operations.   • Seven to eight-inch thick, 4,000 pound per square inch (psi) concrete floor slabs with FF35/FL25 finish.
