Brookfield Office Properties Acquires Three Bethesda Metro Center in Bethesda, MD

NEW YORK--()--Brookfield Office Properties Inc. (NYSE, TSX: BPO) announced today that it has purchased the Three Bethesda Metro Center office building in Bethesda, Maryland from The Meridian Group for $150.1 million.

Three Bethesda Metro Center is a 17-story, 368,400-square-foot class A office building located at the intersection of Wisconsin Avenue and Old Georgetown Road, directly adjacent to the Bethesda Metro station and the Hyatt Regency hotel. Numerous amenities are accessible within a short walk, including the shopping, dining and nightlife of Bethesda Row. The property features a 16-story interior atrium, an elegant marble lobby, and a 1,300-space underground parking garage.

The building is currently 93% leased. The company sees potential additional development density in its future plans for the site.

Three Bethesda Metro Center is the fourth property owned by Brookfield in the Bethesda submarket, joining the three office buildings of Bethesda Crescent which are located directly across the street and encompass 336,000 square feet. In the Greater DC area, Brookfield now owns 30 properties totaling 7.5 million square feet, with an overall occupancy rate of 93%.
