Hillwood and Al. Neyer to Deliver 1.7 Million Square Feet of Industrial Development in Northern Kentucky

DALLAS--()--Hillwood, a Perot company, and partner Cincinnati-based developer and design-builder Al. Neyer announced today the construction of Erlanger Commerce Center, a state-of-the-art distribution center in Erlanger, KY. The two speculative buildings, totaling more than 1.7 million square feet, will be at the intersection of Interstates 75 and 275.

“We have seen substantial growth in the Tri-State area of Ohio, Kentucky and Indiana. The industrial activity in this area is driven by a strong transportation infrastructure and healthy workforce. That makes it an attractive location for major manufacturing and logistics companies,” said Kurt Nelson, Hillwood’s senior vice president and market leader.

“We look forward to adding this distribution center, especially one that offers this square footage, to our existing portfolio in the Southeast market,” Nelson said.

Erlanger Commerce Center is a few miles from the Cincinnati/Northern Kentucky International Airport in Hebron, Ky., and is among one of the most robust interstate highway systems with convenient access to I-71, I-75 and I-275.

“It’s difficult to find an industrial opportunity in our region that offers this much developable land and outstanding proximity,” says Dan Ruh, Al. Neyer’s executive vice president and Cincinnati market leader. “This position offers tremendous access to the region’s most-traveled interstates, and the regional airport, which will be home to Amazon’s centralized air hub.”

Hillwood and Al. Neyer closed on the property August 31. Al. Neyer, also serving as the project’s architect and construction manager, is immediately making improvements to the site in preparation. Construction on Building 1, totaling 779,922 square feet, will begin in 2018. Planned features include 36’ clear height, an ESFR sprinkler system and cross-dock configuration. It will offer 159 trailer storage spaces and 350 spaces for auto parking.
